Welcome to our community! We are happy that you have chosen to live in this neighborhood made up of over 650 homes and townhouses governed by a Board of Directors elected by the residents each year.
The Board holds monthly meetings, normally the 2nd Monday of each month, to discuss important decisions regarding our community. Meeting times are posted on our Facebook page prior to the meeting. Residents are encouraged to attend to learn about community events, voice opinions and concerns to the board. The board is here to make sure the By-Laws of the community are adhered to. A manual of the current By-Laws should have been left by the previous owner of your home. If you do not have one, you can download a copy using the "By-Laws" button below as it is a very important document for your reference. An association newsletter is periodically printed and distributed to each resident. Please review this for any happenings in our neighborhood. The newsletter will also list any decision that affect your homeowner's dues. The dues are used for Farmbrook operations, activities, taxes, insurance, park/common areas maintenance and improvements, and garbage removal services.
The current dues are $34 per month or $408 per year. A security deposit for these dues in the amount of $102 is required to be paid at the time of closing on your new home. This deposit is non-interest bearing and is refunded when you sell your home, providing that your dues are current. The security deposit must be in check form and note that it is the security deposit. This deposit has been approved by the Attorney General. Garbage collection will be stopped for all residents who are 2+ months past due on their HOA dues.
Reminder: Be sure to place your garbage and recycling bins at the end of your own driveway on your property or Waste Management will not empty them.
